BeninBooking.com Terms of Service Effective Version — June 2025 These Terms of Service apply to all access to and use of the website www.beninbooking.com, operated by the company Plateforme Immobilière du Bénin, whose registered office is located in Cotonou, Republic of Benin (IFU: 0202112800121). By accessing the Platform, the User acknowledges having read these Terms of Service and accepts them without reservation. Article 1 — Purpose and Scope These Terms of Service (hereinafter "Terms") define the terms and conditions under which the company Plateforme Immobilière du Bénin, operator of the BeninBooking.com website, provides its services and under which Users access and use said services. BeninBooking.com is a platform connecting owners or managers of furnished accommodations (hereinafter "Owners") with individuals wishing to book these accommodations for short or medium-term stays (hereinafter "Tenants"). Access to and use of the platform implies full and unreserved acceptance of these Terms and Conditions. Any use contrary to these Terms and Conditions is prohibited. Article 2 — Definitions For the purposes of these Terms and Conditions, the following definitions apply: – "Platform": the website accessible at www.beninbooking.com, as well as all its functionalities. – "User": any individual or legal entity accessing the Platform, whether Owner, Tenant, or simply a visitor. – "Owner": any registered User offering one or more furnished accommodations for rent via the Platform. – "Tenant": any User making or wishing to make an accommodation reservation via the Platform. – “Listing”: the property description published by an Owner on the Platform after physical verification by BeninBooking. – “Reservation”: a Tenant's formal request to occupy a property for a specific period. – “Commission”: the fee charged by BeninBooking.com for its intermediary services. Article 3 — Registration and Account Creation 3.1 — Using certain Platform features requires creating a personal account. Registration is free. 3.2 — Users agree to provide accurate, complete, and up-to-date information during registration, including: full name, valid email address, active phone number, and, for Owners, information about the properties offered. 3.3 — Users are solely responsible for maintaining the confidentiality of their login credentials. Any use of the account with these credentials will be deemed to have been made by the User themselves. 3.4 — BeninBooking.com reserves the right to suspend or delete any account whose information is found to be inaccurate, fraudulent, or contrary to these Terms and Conditions. Article 4 — Verification of Accommodations 4.1 — BeninBooking.com undertakes to conduct a physical verification of each accommodation before its publication on the Platform. This verification covers the accuracy of the photos, the description of the amenities, and the actual existence of the property. 4.2 — This verification constitutes BeninBooking.com's primary differentiating commitment to its Users. However, it cannot be considered an absolute guarantee against any subsequent changes in the condition of the accommodation. 4.3 — The Owner undertakes to inform BeninBooking.com of any substantial changes affecting their accommodation (renovations, changes to amenities, damage) within 72 hours. Article 5 — Listing Publication 5.1 — Any Owner wishing to publish a listing must submit their property for prior verification by BeninBooking.com and provide the required information and documents. 5.2 — The Owner guarantees that they are legally authorized to rent out the property (owner, agent, or duly authorized manager). 5.3 — The content of the listing (photos, description, rates) must be accurate and up-to-date. Any fraudulent, misleading, or inaccurate listing will be removed without notice. 5.4 — BeninBooking.com reserves the right to refuse, modify, or remove any listing that does not meet its quality standards or these Terms and Conditions. Article 6 — Bookings 6.1 — The Booking is initiated by the Tenant via the form available on the Platform. It becomes binding after confirmation by the Owner and, if applicable, after receipt of payment according to the applicable terms. 6.2 — The Tenant agrees to use the accommodation in accordance with its intended purpose, to take care of it, and to comply with the house rules provided by the Owner. 6.3 — All reservations imply acceptance of the displayed price, the terms of stay, and the policy.
